The Project
Maple Barn, built by Kaybee Developments Limited, is a four-bedroom house that has been built and finished to an exceptionally high standard. As part of its high-specification design, Baulogic provides complete control over the property’s heating, lighting, blinds, and security, powered, by KNX. In addition to the Baulogic system, Maple Barn features solar PV panels with battery storage, an air source heat pump, and a mechanical ventilation heat recovery system. Combined with a highly insulated building envelope, these features create a very inexpensive and energy-efficient house to own and run.
How does this Project demonstrate the diversity/flexibility of KNX?
Baulogic integrates the best of KNX products into a single, unified smart home system for all essential home functions, controlled seamlessly from one place. The flexibility and open-source compatibility of KNX devices enabled Baulogic to curate an integrated modular system, offering the client the power of a universal KNX solution that fits their budget. For example, lighting, shading, and heating can all be controlled from a single multi-functional keypad in each room. Baulogic’s unique climate control unifies all types of heating and cooling systems, regardless of the type.
A simple design hides the complexities of multi-zone UFH heating in all rooms, electric UFH in ensuite bathrooms, and towel rails; all managed through a harmonised touch panel and mobile app. This typically involves 500+ temperature control events per week, all conveniently managed to ensure the perfect temperature, whatever the weather. When the homeowner is on the move, smart scenes including goodbye, goodnight, welcome, and good morning conveniently turn off lights, lower heating, and transform motion sensors into security devices.
The unprecedented level of control continues even when owners are out and about, as the Baulogic app provides visibility through cameras and video door intercom, in addition to complete control of the heating, shades, and lighting.
How does KNX add value and ease of use for building owners/occupiers
Aesthetically, the room controls are sleek, unassuming, and simple enough for anyone to use, aligning with the clean and crisp design of the house. The needs of this home were efficiently managed by KNX, providing simplicity and adaptability for the future homeowner.
A key aspect of the client’s requirements was to build a house ready for the future. KNX allows this home to grow and adapt with its occupants, ensuring the home evolves as technologies advance. Additionally, it enables the customisation of the environment to suit life’s changing phases—from a busy family home to one suited for retirement.
How has this project resolved an identified need for the building user and/or developer ?
Powered by KNX, Baulogic is programmed with smart events which enable custom decisions to maximise day-to-day efficiencies. As Baulogic controls the whole home, the advanced controls work together to enable greater efficiencies. For example, in south-facing rooms on a sunny day, the system can accurately detect solar gain and will drop the blinds to keep the rooms cool in the summer or open the blinds to maximise warmth in the winter.
Baulogic also provides guidance on optimal device use for heating appliances, enabling the future owner to make better decisions on energy consumption. It is unusual to find a developer who is prepared to put this amount of technology and expense into a property.
